HERE'S WHAT WE KNOW

Hampton Yards 17 LLC bought 4305 Lime Kiln Road for $7.45 million in September. The roughly seven-acre property has nearly 15,000 square feet of buildings and is fully leased to Rowan. Rowan describes its use as employee parking and operations workspace and says it is not affiliated with the buyer.

A property used to support Rowan’s data center development near Adamstown has sold for $7.45 million, putting the roughly seven-acre site under new ownership.

The Frederick News-Post reports that Hampton Yards 17 LLC purchased 4305 Lime Kiln Road in September. The buyer is a subsidiary of Denver-based Hampton Partners, a private equity firm with industrial, residential and retail holdings.

The property contains nearly 15,000 square feet of office, flex and service space. It is fully leased to Rowan Green Data LLC, which operates as Rowan Digital Infrastructure, according to a release from 1788 Holdings cited by the newspaper.

Rowan spokesperson Nathaniel Brown said the site provides off-site employee parking and workspace for some operations staff. The real estate release described its role as staging and support for the company’s data center development activities.

Brown emphasized that Rowan leases the property and is not affiliated with Hampton Partners or its purchase decision. The transaction is a sale of the support property, not a reported sale of Rowan or its data center campus.

Located off Md. 85 between Frederick and Buckeystown, the site is about three miles from the campus where Rowan is developing data centers. Its buildings include six drive-through doors and two loading docks, with access to interstates 70 and 270 nearby, according to the release.

1788 Holdings bought the property while it was vacant in 2021.

The report describes the site’s existing use and new ownership. It does not announce a new data center proposed for the Lime Kiln Road property or changes to Rowan’s operations there.

WHAT IT MEANS

The sale shows investment in a property supporting nearby data center activity. It changes the landlord; the supplied report does not establish a new development proposal or an operational expansion at this address.
